Summary of Investigation and Findings:

Pinnell Busch Inc. was responsible for the entire investigation and remediation project at the Orenco Station Towncenter. This large multi-use project had many construction defects and several structural issues that were discovered throughout the investigation. Pinnell Busch Inc. provided a thorough analysis of the conditions, and maintained general oversight over all parties from the contractors to the opposing council’s experts.

Summary of Work Completed:

Pinnell Busch Inc. provided envelope and building enclosure services, including peer reviews, and daily observations and written summary reports. We performed forensic investigation and condition assessment, as well as conducted moisture, humidity, decibel, and temperature assessments. Standard wet coatings assessment, sealant probe, adhesion and pull tests were proctored to ensure quality of finished product.

Pinnell Busch Inc. also provided redline and commentary on all remediation drawings and specifications. A mock-up was also constructed and observed in order to ensure proper installation of the windows into the building envelope. Contract design professionals were hired and overseen by Pinnell Busch Inc. to provide construction documents for use by the owner to bid drawings packages for the repair and rehabilitation of the project.

This complex project was successfully completed in June of 2010.

Mr. Mockford provided project oversight for the initial investigation, and supervised the completed construction remediation process. His expertise was utilized to oversee design drawings, and ensure proper means and methods of construction processes at key points throughout the project.

David York, AIA

Mr. York was the lead on the project. He met with the owner and contractor weekly, oversaw and directed all details, and coordinated all work from the architects and engineers in- volved in the remediation efforts. Mr. York was responsible for uncovering hidden design and installation shortcomings, and was the chief organizer of all project documentation. Mr. York worked closely with the litigation team’s efforts simultaneously while overseeing the building’s reconstruc- tion.

Mr. Cadd assisted in overall project documentation and conditions assessing as well as in the remediated building drawings and installation directives. He checked in on the progress of the site regularly and provided essential support to all team members when attempting to problem solve and evaluate site conditions.

Mr. Martinez was on the ground daily at Orenco Station through the entire remediation of the project. He ensured safety, and protocols were maintained by all experts, contractors, and guests on the site. He also provided daily records of all conditions of damage found, and installation practices performed. He worked closely with the contractors, engineers, and consultants involved in the successful rebuild of the entire project.
